There are no dumb questions in custom home building. These are the twelve we hear most often, answered honestly. The Money Questions
1. What does a custom home actually cost per square foot in Maryland right now?
For true custom in our market: $500 to $850+ per square foot depending on your selections, your lot, and your finish level. On a 4,000 sq ft home, that’s roughly $2M to $3.4M all in. Semi-custom or “personalized production” builders run $400 to $525 per square foot. Production builders run $325 to $475. If a “custom” builder quotes you $350 per square foot, they’re not building the same product.
2. How much of that is the house and how much is everything else?
Rough breakdown for a $1.5M representative Harford County build:
- Land, permits, site work, well/septic: 15-25% ($225K-$375K)
- Foundation, framing, roof, exterior shell: 30-35%
- Mechanical systems (HVAC, plumbing, electrical): 12-15%
- Interior finishes and selections: 20-25% — this is where you have the most control
- Builder overhead and profit: 12-18%
If a builder can’t walk you through their number like this on the first call, that’s a warning sign.
3. Do I need to have my land bought before I call a builder?
No — but it helps. If you have a lot, we can price the actual build. If you don’t, we can help you evaluate lots before you commit. The worst scenario is buying land first without a builder’s site evaluation and discovering after closing that septic won’t perc, the driveway needs a $60K base, or the buildable envelope is smaller than the survey suggested.
The Timeline Questions
4. How long does it take from first call to move-in?
12 to 18 months for most Harford and Baltimore County custom builds:
- Pre-construction planning, design, selections: 3-4 months
- Permit approval (Harford County): 8-14 weeks — Baltimore County can run longer
- Site work and foundation: 4-6 weeks
- Framing through drywall: 4-5 months
- Finishes and final inspections: 3-4 months
Faster than that is rare in this market. Slower than that usually means either a very complex home or a builder without good subcontractor discipline.

5. What can slow the timeline down?
The three biggest slowdowns we see:
- Selections not finalized before framing. Every “we’ll decide later” becomes a schedule risk.
- Permit revisions. In Harford County, an incomplete first submission adds 4-6 weeks.
- Change orders during construction. Each one can cost 2-4 weeks.
Our clients typically see fewer than five change orders across an entire build because we lock the meaningful decisions during pre-construction, not during framing.

6. What’s the difference between a custom, semi-custom, and production builder?
- Production builder: Their plans, their community, their selection tiers. Predictable, fastest, most limited.
- Semi-custom builder: Their plans with meaningful modifications, sometimes on your lot. More flexible but still working within their program.
- Custom builder (what we do): Your requirements first. Plans designed around them. Real architectural work, integrated design and mechanical selections, no forced tier structure.
If the builder can’t move a load-bearing wall, redesign the roof line, or combine features from two plans, they’re not truly custom.
7. Can you build on my lot if I already own land?
Yes — that’s a large portion of what we do. Custom build-on-your-lot in Harford County (Fallston, Jarrettsville, Monkton, Phoenix, Forest Hill, Bel Air rural) and Baltimore County (Hunt Valley, Monkton, Cockeysville, Sparks, Hereford) is our core service. 8. What if my lot needs well, septic, and heavy site work?
Then you specifically need a builder who is comfortable with rural Maryland land, not just developed community lots. Wells, septic systems (with proper perc testing), long driveways with base and drainage, retaining walls, and clearing on sloped terrain are routine for us. Most production builders either refuse this work or price it as post-contract change orders — which is where budgets blow up.

9. How do I know a custom builder is actually experienced?
Ask for three specific things:
- Their Maryland MHIC and MHBR license numbers — display these on their site, verify them at dllr.state.md.us. Battaglia Homes carries both.
- References from clients whose homes were completed 2+ years ago — not just recent handovers. Anyone can look good at closing. You want to know how the home held up and how the builder handled anything that came up after.
- A visit to an active job site — not just a finished model. How the crew treats a working site tells you everything about the finished product.
10. What’s the biggest mistake families make?
Focusing on the per-square-foot number instead of the total delivered cost. A cheaper per-square-foot number that comes with an unpredictable change-order structure often ends up more expensive than a higher up-front number with a locked scope. The families who are happiest at the end are the ones who understood their total budget — including landscaping, appliances, and window treatments — before they signed.
11. Should I hire an architect separately or use the builder’s design team?

Both work. Design-build (what we offer) integrates the architectural drawings with the construction team from day one, which means the plans are drawn with the actual build in mind and change orders are rare. Separately-hired architects give you more design purity but sometimes produce drawings that require significant revision when they hit construction reality. For most Maryland families, integrated design-build produces better outcomes at lower total cost.
